Insulation rules for rental properties
As a landlord, you have a few responsibilities for keeping a warm, dry and healthy rental property. Staying informed and equipped on what’s required of you is really important, so, we wanted to explain your insulation responsibilities under the Residential Tenancies Act. These regulations are designed to make sure rental properties provide safe, warm, and healthy living conditions for its tenants.
The Healthy Homes Standards which went into effect for new or renewed tenancies after July 1, 2021 set minimum requirements for heating, insulation, ventilation, moisture ingress, and draught stopping.
Ceiling Insulation
Ceiling insulation in a rental property must meet a minimum insulation R-Value of between 2.9 and 3.3. Provided there is access to your ceiling, we can either top up existing insulation or replace it with new polyester or glasswool insulation to meet these new standards.
Underfloor Insulation
Underfloor insulation is a requirement under the Healthy Home Standards, which mandates a minimum insulation R-Value of 1.3. Where access allows, we can install insulation under your floor to meet this requirement for your home, along with a ground vapour barrier to control moisture ingress.
Wall Insulation
Wall Insulation is not a requirement under the Residential Tenancies Act but insulating your walls is still a vital part of achieving a complete thermal barrier around your home. We highly recommend you look to add wall insulation to your rental properties.
